NATIONAL PAPER DISTRIBUTOR COMMITS TO MIDDLETOWN SITE
International Paper (IP)/xpedx to Double Its Connecticut Presence
In Fall ‘06
(Middletown, CT) IP/xpedx, North America’s largest marketer
and distributor of printing papers and graphics supplies and equipment,
will double its Connecticut presence, late this fall, with the
opening of a new facility at 20 Timber Ridge Road in Middletown.
The newly-developed site lies just off of Exit 20 on Interstate
91.
The 85,000 square-foot, Class A facility will house IP/xpedx’
new sales, customer service and warehouse employees in addition
to its existing workforce currently located in West Haven (CT).
The structure will go up on property owned and developed by BLJ
Millennium, LLC, an affiliated company of Norwalk (CT)-based M.F.
DiScala & Company which will build the facility. Middletown
Mayor, Sebastian N. Giuliano, will be among city, state and corporate
dignitaries participating in groundbreaking ceremonies for the
new building. Groundbreaking is scheduled for 2 p.m. on Tuesday,
June 6.
The new structure will more than double the space of IP/xpedx’
West Haven warehouse which will be sold following the company’s
occupancy of the Middletown facility. According to an IP/xpedx
spokesperson, the move to the geographic center of Connecticut
serves to deepen the company’s commitment to its retail
and corporate customers in New England.
The new warehouse will be the second building constructed by DiScala
on the 115
acre Middletown site that will ultimately house some 850,000 square
feet of industrial
space. A 230,000 square-foot building already stands at the site,
with several build-to-suit projects in various stages of design
and approval.
Brokers for the IP/xpedex property were DiScala’s Joseph
Breault Sr., and Richard Lee of O,R&L Commercial.. Chris Mecalfe
and Bill Bronson, of CB Richard Ellis Connecticut, will oversee
future build/lease transactions for the business park. The general
contractor for the project is the Adkins Group which has built
some 400,000 square feet in Connecticut and more than one-million
square feet, nationally, for DiScala.
The Lender for the project is New Alliance Bank, New Haven.
