INTERNATIONAL PAPER / XPEDX IS NEWEST INDUSTRIAL RESIDENT
IN MIDDLETOWN’S (CT) MILLENNIUM INDISTRIAL PARK
North America’s largest marketer and distributor of printing
papers and graphics supplies doubled its Connecticut presence
when it recently completed a move from West Haven to new, custom-designed
and built quarters in Middletown. IP/xpedx occupies the entire
85,000 square feet of space in a newly constructed Class A facility
located in the Millennium Industrial Park on Timber Ridge Road.
The property is owned and was developed by BLJ Millennium, LLC,
an affiliated company of Norwalk-based M.F. DiScala & Company
which built the new IP/xpedx facility. .
The newly-occupied building houses IP/xpedx sales, customer service
and warehousing divisions which had previously been located in
smaller West Haven quarters. According to Greg Bowen, General
Manager for the xpedx Middletown division, the move to the geographic
center of Connecticut serves to deepen the company’s commitment
to its New England retail and corporate customers.. “We’ve
already seen that impact,” noted Bowen. “We’ve
brought 31 jobs to the area and look forward to being an integral
part of the Middletown community for many years to come.”
Middletown Mayor, Sebastian Giuliano, expressed delight that expedx
had chosen his city as the location for its new facility citing
the fact that numerous businesses have and continue to select
Middletown as their base of operation because of its easy access
to the interstate highway system.
The new xpedx warehouse is the second building constructed by
DiScala on the 115 acre Middletown site that will ultimately yield
some 850,000 square feet of industrial space. A 230,000 square
foot structure, the first constructed on the property, will soon
be occupied by Hartford-based Electrical Wholesalers. EW has committed
to 136,000 square feet of space in the building and will move
its entire warehousing operation from Hartford into that space
this spring. Other Discala build-to-suit projects are currently
in various stages of design and approval in the same structure.

ELECTRICAL WHOLESALERS RELOCATING
DISTRIBUTION CENTER
TO MIDDLETOWN, (CT) MILLENNIUM BUSINESS PARK
The owners of Middletown, Connecticut’s Millennium Business
Park have announced that Hartford (CT)-based Electrical Wholesalers
(EW) will move its Hartford distribution center to the Middletown
site this spring. EW has committed to long-term occupancy of 136,000
square feet in one of two structures located at the Timber Ridge
Road industrial site just off of Exit 20 on Interstate 91. The
EW distribution center will occupy more than half of a 230,000
square foot facility that stands on land owned and developed by
BLJ Millennium LLC, an affiliated company of Norwalk (CT)-based
M.F. DiScala & Company.
According to EW president, John Resnick, the relocated distribution
center will allow the company to better serve the needs of its
customer base. “Our intent with this move,” Resnick
noted, “is to assist us in growing our business to the next
level.” EW will supply its Connecticut, Rhode Island, Massachusetts
and New York State clientele from the new Middletown distribution
facility. The company which has 21 branches and 375 employees
in Connecticut, expects to maintain an inventory of more than
$18-million in products and parts when its new distribution center
opens.
Middletown Mayor, Sebastian Giuliano, welcomed the EW move noting
that it would bring between 70 and 80 new jobs to the city. In
applauding EW’s decision to become a member of the local
business community, the Mayor cited his city’s centralized
location and economic stability as influencing factors in attracting
new businesses to the area. The recent relocation of International
paper’s Connecticut xpedx division from West Haven to its
own newly-constructed building, located at the same Timber Ridge
Road site, had brought 31 new jobs to Middletown last December.

to be occupied by EW, are currently in various stages of design

NORWALK DEVELOPER PURCHASES TRUMBULL CORPORATE HEADQUARTERS
OF MANUFACTURER ONCE BASED IN CITY
When Michael F. DiScala was a youngster in Norwalk, Connecticut,
he figuratively lived in the shadow of the building that housed
Nash Engineering, one of the state’s leading manufacturing
companies and employer of hundreds. In 2002, Nash, which manufactured
liquid ring vacuum pumps, merged with Germany’s elmo vacuum
technology GmbH, a leader in the manufacture of side channel blowers,
to form nash_elmo Industries. Two years later, nash_elmo was acquired
by Gardner Denver, manufacturer of a wide range of industrial
equipment, to form Gardner Denver Nash, and the new company established
its corporate headquarters in a high image, 42,000 square foot
building in Trumbull, CT.
Ironically, M.F. DiScala & Company, whose chief executive
officer is the same Michael F.DiScala alluded to earlier, has
since purchased Gardner Denver Nash’s headquarters building.
“I vividly remember Nash Engineering,” said DiScala.
“When I think back, it seemed like almost everyone we knew
in town worked there. Nash was a pretty sizeable business for
a city the size of Norwalk. I find it somewhat intriguing that
my company now owns the building housing the business that evolved
from the old Nash operation. Who’d have imagined?”
The structure purchased by DiScala is located at 9 Trefoil Drive,
in Trumbull, and is fully occupied under a long-term lease agreement
with Gardner Denver Nash. “The building fits our company’s
investment criteria,” observed DiScala CFO, Alan Webber.
“It has allowed us to add a quality, long-term investment
to our portfolio of properties.”
