Gardner Denver Nash Portfolio – Pittsburgh, PA, St. Louis, MO, Birmingham, AL
• Completed the purchase and financing of a 150,000 square foot industrial portfolio fully occupied by Gardner Denver Nash, LLC
• Revised and renewed the lease for GDN at the 47,000 square foot building in Pittsburgh, PA.

• In process of obtaining approvals for a mixed use development on over 200 acres of land with over 3,000,000 square feet of industrial space plus retail and residential buildings

Victorville, CA
• Finalizing preliminary plans for an 80 acre retail and residential development
• Obtaining approvals for 28,000 square foot retail development.

  • Leased 107,000 square feet to TNT Logistics for 3 years at 745 Gateway Boulevard.
  • Leased 70,000 square feet to Elyria Foundry for 10 years at 745 Gateway Boulevard.
  • Leased 26,000 square feet MP&A for 3 years at 745 Gateway Boulevard.

Indianapolis, IN

  • Purchased a 632,000 square foot former RCA industrial building at 7900 Rockville Road.
  • Purchased an office building in Indianapolis, IN.

Development Projects in Progress

  • Wall Street Redevelopment, Norwalk, CT
    Awarded designated developer status for the redevelopment of Parcel 3 in downtown Norwalk., This $50,000,000 project includes approximately 180 residential units, 15,000 - 20,000 square feet of retail space and municipal/private parking garages.
  • Former Katharine Gibbs School Condominium Complex, Norwalk, CT
    Worked with AD Phelps organization for the design and approvals for the 36 unit luxury condominium development at 142-144 East Avenue. Construction to begin spring 2006.
  • Millennium Business Park, Middletown, CT
    Assembled 115 acres of land in Middletown, CT just off of exit 20 on Interstate 91. The project will consist of approximately 850,000 square feet of industrial space, of which 230,000 square feet is existing with several build-to-suit projects in various stages of approvals.
  • 297 George Street, New Haven, CT
    Completely remodeled a 7-story apartment building in the heart of downtown New Haven. The improvements include repainting the building, new windows, new HVAC units, redesigned lobby, enclosed the garage, and elevator refurbishment.

The Consulting/Brokerage Group headed by Joseph Breault, Sr. SIOR completed the following property sales: Sold a 325,000 SF building located at 199 Park Road Extension, Middlebury, CT for $3,400,000.

  • Sold a 170,000 SF building located at 1 Kennedy Avenue, Danbury, CT for $8,000,000.
  • Sold a 20,000 SF building located at 1 Testa Place, Norwalk, CT for $2,000,000.

The total square footage of buildings leased, acquired, and sold in 2005 is approximately 3,000,000 square feet.
